Body corporate roofing in Cape Town

Roof Direct handles body corporate roofing and waterproofing in Cape Town for trustees and managing agents of sectional title complexes, from small blocks of flats to large estates. Body corporates are a big part of our work.

We’re owner-led. Andre Smit or our foreman, Randall Swarts, oversees every job, and Beverley in our office answers calls and messages, usually within minutes.

Quotes that trustees can table

Our quotes are itemised, so every part of the work is priced separately. We can break a quote down by block, by area or by phase, so you can:

  • approve urgent leaks now and plan the rest for the next financial year
  • compare our quote line by line with others
  • table it at a trustees’ meeting or AGM without reworking it

If the managing agent arranges access, we can inspect without a trustee present and explain our findings, with photos.

Who is responsible for which repair?

Whether a repair falls to the body corporate or an individual owner depends on the scheme’s rules, the sectional plan and the Sectional Titles Schemes Management Act, so trustees should check these, or take advice, before deciding. We don’t give legal advice, but we find the real source of a leak and set it out with photos, so the decision is made on facts.

Working around residents

People live in the buildings we work on, so before we start we agree with the trustees or managing agent:

  • written notices for residents, with dates, working hours and any closed areas
  • access to the roof, to parking and to individual units where needed
  • when noisy work happens, and where materials and waste are kept
  • how residents can raise concerns during the job

Larger jobs are done in sections, so only part of the roof is open at a time.

Common roof and waterproofing problems in sectional title complexes

Sectional title roof waterproofing problems tend to follow the same patterns across Cape Town, especially after a wet winter:

  • Balconies leaking into the unit below. Cracked tiles, failed grout and a missing or tired membrane let water through to the ceiling underneath. We waterproof balconies by lifting the tiles or with an over-tile system where lifting them isn’t practical. See balcony waterproofing.
  • Box gutters. They sit inside the roof line, so when one blocks or its lining fails, water goes straight into the building. See box gutter waterproofing.
  • Parapet walls, whose tops and joints take wind-driven rain, and flat roof slabs, where water ponds and membranes age.
  • Asbestos roofs on older complexes, which are common across the Southern Suburbs and older parts of the city.
  • Faded, peeling or cracked walls and roofs. We fix cracks and damp first, then paint. See interior and exterior painting.

Near the coast, salt air adds corrosion too. For the full range of work, see our roofing and waterproofing services.

Planning ahead

Regular inspections help trustees plan spending instead of reacting to leaks every winter. Where a complex needs it, we recommend a roof maintenance plan, worked out case by case. If water is already coming in, we offer emergency call-outs for active leaks.

Asbestos roofs on older complexes

Asbestos removal and encapsulation is carried out by our sister company, Indi Maintenance Services, a Registered Asbestos Contractor (Type 2), certificate 2025RAC/CI-180, valid until 26 August 2028. Indi quotes the asbestos work, and Roof Direct quotes and installs your new roof, so trustees have one point of contact throughout. The work area is demarcated, and we help you prepare the notices residents need. See our asbestos services.

Documents for the building’s records

At the end of a job we check the work with the trustees or managing agent and hand over the guarantee terms set out in the quote. Larger projects come with a health and safety file. On asbestos projects you also receive the plan of work, the disposal certificate and the clearance certificate, all carrying Indi’s name. For the credentials behind our work, see safety and compliance.

Frequently asked questions

Can you split a quote by block or phase?

Yes. We can itemise the quote by block, by area, such as roofs, balconies and parapets, or by phase, so trustees can approve the urgent work now and plan the rest for later. Each line shows what is included, so the quote can be tabled at a trustees' meeting or an AGM and compared easily with other quotes.

How do you keep residents informed during the work?

We agree a communication plan with the trustees or managing agent before we start. That usually means a written notice for residents with dates, working hours, access arrangements and any areas that will be closed off, plus updates if the weather changes the schedule. Residents can raise concerns through the managing agent, and our team on site can answer practical questions.

Who pays when a balcony leaks into the unit below?

It depends on your scheme's rules, the sectional plan and the Sectional Titles Schemes Management Act, so trustees should check those, or take advice, before deciding. What we can do is find where the water is actually coming from, explain what we found, with photos, and quote for the repair, which gives the trustees the facts they need to decide.

Can you help us plan maintenance spend over several years?

Yes, as far as the roofs and waterproofing go. We inspect the complex, explain the condition of each area, and give you an itemised quote that puts the work in order of priority, from what needs doing now to what can wait. Trustees can then use that to plan their budget and maintenance plan. We don't advise on levies or reserve funds.

Do we need to tell residents before asbestos work?

Yes. The work area must be demarcated as a regulated asbestos area, with access controlled while the work is under way, so residents need to know which areas will be closed and when. We help the trustees or managing agent prepare the notices. The work itself is carried out by our registered sister company, Indi Maintenance Services, under a plan of work.

Can you work on a complex where some units are occupied and others are empty?

Yes. Body corporate work is usually done with residents at home, so we plan around them from the start. Where we need access to a unit, for example to check a ceiling below a leaking balcony, we arrange it through the managing agent or the owner in advance, and we keep the work areas tidy and safe at the end of each day.
