Roof leak repair in Cape Town, done properly

A roof leak is rarely a single broken tile right above the wet patch. Roof leak repair in Cape Town starts with finding where the water really gets in, and that is the part many quick patch jobs skip. We trace the leak back to its source and repair it with the right materials for your roof.

We repair roofs on factories, warehouses, offices, sectional title complexes and homes across Cape Town, the Helderberg and the West Coast. Andre or our foreman, Randall, oversees the work, so the person who diagnosed your roof is involved in fixing it.

Why roofs leak

Most leaks start in a handful of predictable places:

  • Flashings. Where the roof meets a wall, parapet, chimney or skylight, a strip of metal or membrane seals the joint. When it lifts, cracks or loses its sealant, water runs straight in behind it.
  • Valleys. The channel where two roof slopes meet carries a lot of water. Rusted valley sheets, debris and tiles cut too short all cause leaks here.
  • Cracked, slipped or porous tiles. Concrete and clay tiles crack when walked on and shift over time. Ridge and hip tiles lose their mortar bedding.
  • Rusted sheets and fixings. On IBR, corrugated and Klip-Lok roofs, rust often starts at the screws, laps and sheet ends before it shows across the sheet.
  • Blocked gutters and outlets. Leaves, sand and nests stop water draining away, so it backs up under the roof edge or spills into the wall. See gutters and fascias.
  • Failed sealant. Sealant around penetrations, laps and flashings dries out and cracks in strong sun.
  • Wind-lifted sheets. Loose fixings let the wind lift sheets and ridges, opening gaps that leak in the next storm.

How we find the real source of a roof leak

Finding the roof leak source takes more than looking at the ceiling, because water travels along sheets, underlay, purlins and rafters before it drips through. Here is how we track it:

  1. We start inside. We look at the stain, the ceiling space and the timbers, and follow the water marks back as far as they go.
  2. We check the roof above and uphill of it. Flashings, valleys, laps, fixings, ridges and penetrations near the path of the water get a close look.
  3. We check the drainage. Gutters, box gutters, outlets and downpipes are checked for blockages and overflow.
  4. We show you. You get photos of what we found and a clear explanation, so you understand the repair before you agree to it.

Why roofs leak in a Cape Town winter

Most of Cape Town’s rain falls in winter, roughly May to August, and that is when a roof’s weak points show. A small gap that stays dry all summer starts dripping once the first cold front brings driving rain. The summer south-easter loosens fixings and ridges, and near the coast, on the Atlantic Seaboard, in Blouberg, on the Southern Peninsula and up the West Coast, salt air speeds up rust on sheets, screws and flashings. Strong summer sun then breaks down sealants and coatings, so a winter leak often started months earlier.

Roof repairs we carry out

  • Tiled roofs: replacing broken and slipped concrete or clay tiles, re-bedding and pointing ridges and hips, and repairing valleys.
  • Metal roofs: replacing rusted IBR, corrugated or Klip-Lok sheets with sheeting from Youngman Roofing or Safintra, replacing corroded fixings with ones suited to coastal exposure, and resealing laps.
  • Slate roofs: replacing cracked or missing slates and repairing the details around them.
  • Standing seam roofs: repairing seams, flashings and penetrations on modern metal roofs.
  • Flat concrete roofs: patch repairs to membranes and details. Where the whole system has failed, see flat roof waterproofing.
  • Flashings and sealants: refitting or replacing flashings and resealing joints with Soudal sealants. For larger flashing, skylight and chimney work, see flashing, skylight and chimney waterproofing.
  • Box gutters: short-term repairs where we can, with full relining through our box gutter waterproofing service.
  • Roof structure: where leaks have rotted battens or timbers, we replace them, using Pryde trusses where new structure is needed.

Emergency call-outs for active leaks

If water is coming in now, call or WhatsApp the office and Beverley will arrange an emergency call-out. We make the roof as watertight as the weather allows, then plan the permanent repair for a dry day.

When a repair isn’t enough

Sometimes a repair only buys time. If leaks keep returning in different places, sheets are rusting through across the roof, tiles are cracking over large areas or the timbers are failing, more patching is usually money spent twice, and we’ll say so honestly and explain your options, including roof replacement.

If your roof is asbestos cement, the sheets must not be cut, drilled or ground with power tools, and repair work on them is regulated. That work is carried out by our sister company, Indi Maintenance Services, a Registered Asbestos Contractor (Type 2), certificate 2025RAC/CI-180, valid until 26 August 2028, and the plan of work and asbestos documents carry Indi’s name. Roof Direct inspects and coordinates the project, and Indi quotes the asbestos work, so you have one point of contact throughout. See asbestos services.

Commercial, body corporate and home roof repairs

  • Commercial and industrial: repairs planned around your operations, with working-at-heights compliant teams and rope access where needed. See commercial and industrial roofing.
  • Body corporates: photo reports and itemised quotes that trustees can table and record. See body corporate roofing.
  • Homeowners: the same owner-led team, whether the leak is over a bedroom or a garage. See roofing for homes.

If you would rather catch problems before they leak, a roof maintenance plan may suit your building.

Frequently asked questions

What should I do if my roof is leaking right now?

Contain the water first, then call us. Put buckets or containers under the drips, move furniture, stock and electrical equipment out of the way, and switch off lights or plugs near the wet area if it is safe to do so. Don't climb onto a wet roof yourself. Take a few photos of the stain and send them on WhatsApp, and we'll arrange an emergency call-out.

Why does my roof only leak in heavy rain or strong wind?

Because wind drives rain sideways and uphill, into gaps that stay dry in light rain. A lifted flashing, a cracked ridge, a loose sheet or a tile that has slipped out of line may only let water in when the wind pushes it there. Heavy rain also overloads blocked gutters and valleys, so water backs up under the roof covering.

Can you repair just one section of a tiled or metal roof?

Yes, if the rest of the roof is sound. We can replace broken or slipped tiles, re-bed ridges, swap out rusted sheets and fixings, or redo a single flashing without touching the rest. At the inspection we check the whole roof, because a local repair only makes sense when the surrounding area isn't about to fail too.

What affects the cost of a roof repair?

The cost depends on what is causing the leak and how hard it is to reach. The main factors are the roof type, the number and size of the problem areas, height and access, whether scaffolding or rope access is needed, the materials involved, and whether timbers or ceilings are damaged underneath. After a free inspection you get an itemised quote.

Do you offer emergency call-outs for roof leaks?

Yes, we offer emergency call-outs for active leaks. Call or WhatsApp the office and Beverley will arrange for the team to come out. On an emergency visit we make the roof as safe and watertight as the weather allows, and then plan the permanent repair, which usually needs a dry day to do properly.

Why isn't the leak above the stain on my ceiling?

Because water rarely drops straight down. It gets in at one point, then runs along sheets, underlay, purlins, rafters or the top of the ceiling until it finds a low spot or a joint to drip through. The stain shows where the water comes out, not where it gets in, which can be several metres away.
