When a roof needs replacing, not repairing

The signs that a repair is no longer enough are:

  • leaks that keep coming back, or appear in a different place each winter
  • metal sheets that are rusting through, not just stained on the surface
  • concrete or clay tiles cracking, flaking or turning porous across large areas of the roof
  • sagging lines, which can point to failing timbers or battens
  • a roof that has been patched so often that the repairs are now the weak point
  • old asbestos cement sheets that are weathered, cracked or need to come off before solar goes on

If you’re not sure, we’ll tell you honestly at the inspection whether a roof repair will buy you more good years or whether a replacement is the better spend.

How a roof replacement works

  1. Free inspection. We look at the roof covering, timbers, flashings and gutters, and photograph what we find.
  2. Itemised quote. You get a clear breakdown of the work, the materials and the planned timeline. Body corporates can table it at a trustees’ meeting as it stands.
  3. Planning. For larger sites we prepare the health and safety file, agree access and working hours, and plan the job in sections so the building stays protected.
  4. Strip and replace. The old covering comes off, trusses, timbers and battens are repaired or replaced where needed, and the new roof goes on. We schedule the open-roof stages around the weather forecast. Tired gutters can be replaced at the same time with Brink or uPVC gutters; see gutters and fascias.
  5. Flashings and finishing. The joints are where new roofs leak if they’re rushed, so we take care with flashings at walls, valleys and chimneys. Where a parapet or box gutter is part of the problem, we deal with it through our parapet and flashing waterproofing work.
  6. Sign-off. We walk the roof with you and hand over the paperwork.

Roof materials we install

We help you choose a roof to suit the building, budget and location:

  • Metal sheeting: IBR, corrugated and Klip-Lok profiles, with sheeting from Youngman Roofing and Safintra, popular for factories, warehouses, carports and modern homes. Near the sea, we specify sheeting and fixings suited to coastal exposure.
  • Standing seam: a clean, modern metal roof with concealed fixings, suited to low pitches and contemporary buildings.
  • Concrete and clay tiles: heavier, quiet in the rain and rust-free, a common choice for homes and sectional title complexes.
  • Slate: long-lasting natural slate for buildings where the look matters as much as the performance.
  • Flat and low-pitch roofs: where a pitched roof isn’t practical, we combine the right structure with flat roof waterproofing.

Where trusses or timbers have failed, we replace them, using Pryde trusses for new roof structures.

Why Cape Town roofs wear out

Most of the year’s rain falls in winter, roughly May to August, and a roof with tired flashings or a failing underlay shows it then. Near the coast, on the Atlantic Seaboard, in Blouberg and around the Southern Peninsula, salt air speeds up corrosion on metal sheeting, fixings and flashings. In summer, strong sun breaks down coatings and sealants, and the south-easter tests every loose sheet and ridge.

Many older buildings across the city also still have asbestos cement roofs. These were common until asbestos was banned in South Africa in 2008, and many are now weathered and brittle.

Replacing an asbestos roof?

Removing an asbestos cement roof is regulated work that must be done by a registered asbestos contractor. Ours is our sister company, Indi Maintenance Services, a Registered Asbestos Contractor (Type 2), certificate 2025RAC/CI-180, valid until 26 August 2028. Indi removes and disposes of the old sheets under a plan of work, an approved inspection authority issues the clearance certificate, and Roof Direct installs your new roof. You get one point of contact for the whole job, with Indi’s quote for the asbestos work and ours for the new roof. Read more about asbestos roof replacement.

Getting your roof ready for solar

If solar panels are in your plans, replace the roof first, because lifting panels later to fix a failing roof costs more. Tell us about them at the inspection and we’ll plan the material and the job around them. If your current roof is asbestos cement, it must be replaced before any panels go on, because drilling the sheets releases fibres. See solar on asbestos roofs.

Commercial, body corporate and home roofs

  • Commercial and industrial: planned around your operations, with a health and safety file, working-at-heights compliant teams and rope access where needed. See commercial and industrial roofing.
  • Body corporates: itemised quotes ready for trustees, clear communication with residents and the documents your building needs. See body corporate roofing.
  • Homeowners: the same owner-led team and standard of work, with Andre or Randall overseeing the job.

The guarantee

Every new roof carries a two-year Roof Direct workmanship guarantee, and the roofing material carries the manufacturer’s own guarantee of up to 15 years depending on the product, with the terms set out in your quote.

Frequently asked questions

How much does a roof replacement cost in Cape Town?

The cost depends on your roof, which is why we quote after a free inspection rather than publishing prices. The main factors are the roof's size and pitch, access and height, the material you choose, the condition of the timbers underneath, and whether old asbestos sheets need removing first. You get an itemised quote, so you can see exactly where the money goes.

How long does a roof replacement take?

It depends on the size of the roof, the material, access to the site and the weather. A house is usually a much shorter job than a warehouse or an apartment block, and asbestos removal adds time for the plan of work and clearance. Your quote sets out a planned timeline, and we schedule the open-roof stages around the forecast.

Should I repair or replace my roof?

Repair it if the problem is local and the rest of the roof is sound. Replace it if leaks keep returning in different places, the sheets are rusting through, tiles are cracking across the roof, or the timbers are failing. At the inspection we show you what we found, with photos, and give you an honest view of both options.

What is the best roofing material for coastal Cape Town?

There is no single best material; it depends on how close you are to the sea, the roof's pitch and the building's structure. Near the coast, salt air speeds up corrosion, so metal sheeting and fixings need to be suited to marine exposure. Concrete and clay tiles don't rust but are much heavier. We recommend a material at the inspection.

Can you replace an asbestos cement roof?

Yes. Our sister company, Indi Maintenance Services, a Registered Asbestos Contractor (Type 2), removes and disposes of the asbestos cement sheets under a plan of work, and Roof Direct installs your new roof. You get one point of contact for the whole project, from the first inspection to the clearance certificate and sign-off, with Indi's quote for the asbestos work and ours for the new roof.

Can you replace the roof while our business or residents stay in the building?

In most cases, yes. On commercial sites and sectional title complexes we plan the work in sections, so only part of the roof is open at a time, and we agree working hours and access routes with you before we start. Larger projects come with a health and safety file, and residents or staff are told what to expect.
