What is a roof maintenance plan?
A roof maintenance plan in Cape Town means we inspect your roof at times agreed with you and fix small problems before they turn into leaks. There is no standard package. We recommend a plan case by case, where a building genuinely needs one, and tailor it to that roof, that site and the way you want to manage it.
Most roof damage starts small: a lifted flashing, a blocked outlet, a few rusting screws, a cracked tile. Left alone, each of these lets water into the roof space, the timbers or the building. Caught early, most are a quick, inexpensive fix.
When a maintenance plan makes sense
A plan usually makes sense when:
- the roof covers stock, machinery, offices, tenants or residents, where a leak is costly or disruptive
- the building is near the sea, on the Atlantic Seaboard, in Blouberg, on the Southern Peninsula or up the West Coast, where salt air speeds up rust on sheets, fixings and flashings
- the roof is older and has a history of leaks or patch repairs
- trees drop leaves into the gutters and box gutters
- other trades, such as solar, aircon or signage installers, regularly walk on the roof
- a body corporate or owner needs records to show the roof is being looked after
If your roof is newer and simple, we may suggest an occasional check instead. If it is past saving, we’ll say so and talk you through roof replacement.
What a plan can include
Every plan is agreed with you, and can include:
- clearing gutters, box gutters, outlets and downpipes
- checking flashings at walls, parapets, chimneys and skylights, and resealing them where needed with Soudal sealants
- checking sealants around penetrations, laps and joints
- replacing broken or slipped tiles, and loose or corroded fixings
- spotting rust early on metal sheets, laps and sheet ends, before it goes through
- checking the condition of waterproofing on flat roofs and parapets
- a written report with photos after each visit, showing what we found, what we fixed and what to plan for
Small repairs can be done on the day, within limits we agree in advance. Anything bigger is quoted separately, so you stay in control of the spend.
How often we inspect
We don’t set a fixed schedule. The roof’s age and type, how exposed it is to wind and salt air, the trees around it and how much traffic it gets all play a part. After the first inspection we recommend a timing that suits your roof, and we review it as we get to know the building.
For most Cape Town roofs, one visit should fall before winter. Most of the year’s rain arrives roughly May to August, so late summer or autumn is the time to clear the drainage and seal the gaps. The summer south-easter loosens sheets and ridges and fills gutters with sand, and strong summer sun dries out sealants, so some buildings also benefit from a check after the windy season.
If we find a leak or a bigger problem
If an inspection turns up an active leak, we deal with it as a roof repair. If the problem is a failing flat roof, box gutter, parapet or balcony, we’ll recommend the right waterproofing work. Either way, you see the photos and the quote before any larger job goes ahead.
Commercial roof inspections for facilities managers
On commercial and industrial sites, a roof leak can stop production, damage stock or close an office. Planned commercial roof inspections help you find problems while they’re small and budget for larger work rather than react to a storm.
We work around your operations, with working-at-heights compliant teams and rope access where scaffolding isn’t practical. Large industrial roofs in the Northern Suburbs and the Cape Flats industrial areas often have long box gutters and many penetrations, so our reports note each problem’s location on the roof. See commercial and industrial roofing.
Body corporate roof maintenance
For a body corporate, roof maintenance is part of looking after the scheme’s shared property. A plan helps trustees in three ways:
- Planning maintenance spend. Reports show what is fine now, what needs attention soon and what to budget for later, to help trustees plan levies and reserve spending.
- Itemised quotes. Larger repairs are quoted separately, block by block, for trustees to table and approve.
- Records. Dated reports with photos record the roof’s condition and the work done.
A pre-winter check for homes
Most homeowners don’t need an ongoing plan, but a roof check before winter is worth it on an older roof, a roof near the coast or one surrounded by trees. We clear the gutters, check the flashings and ridges, and fix small problems before the rain. See roofing for homes.
Who looks after your roof
Roof Direct is owner-led and family-run. Andre or our foreman, Randall, oversees the work. Seeing the same roof over time means we notice what has changed since the last visit.
